100 Simcoe is a complex project reflecting the dual nature of the location, adjacent to downtown and living within the King-Spadina Heritage Conservation District. Being mindful of the surrounding character, 100 Simcoe will use the existing base of the building to preserve the heritage nature of the site and work with the materiality to inform the design decisions throughout the redevelopment, which will include office space in the base and residential units in the tower. Having spent the last two years successfully negotiating with the City to receive zoning approval for the site, HPA has a deep understanding of the opportunities, constraints, and considerations of this site and the surrounding area. HPA will continue to work hand-in-hand with the City as it moves this project into the Site Plan Approval phase, as it aims to define 100 Simcoe as an iconic heritage mixed-use project for Toronto.
