This landmark redevelopment transforms a key site in Toronto’s Entertainment District by replacing two post-modern office buildings with a pair of architecturally distinctive mixed-use towers. Rising to 65 and 70 storeys, the project will deliver 1,782 new homes while preserving the existing 16-storey office building to the north. Dynamic three-storey podiums anchor each tower, integrating office uses with 8,000 square feet of retail. At street level, a landscaped plaza along Front Street will establish a vibrant urban gathering space. Enhanced site connections and passageways improve pedestrian access, while widened sidewalks and greenery along Blue Jays Way and Front Street West reinforce the site’s civic role.

Conceived as a contemporary interpretation of Art Deco design, the towers draw inspiration from the sculptural, vertically expressive forms of 1920s New York City. Each tower is defined by bold vertical piers clad in high-quality, textured precast concrete in a rich, warm tone. Floor plates taper as they ascend, refining the tower profiles and lending elegance to the skyline. The podium façades echo this language, with piers that visually lighten toward the ground, creating a cohesive architectural expression. Together, these elements form a sophisticated and sculptural contribution to the downtown skyline.

Its location places residents within walking distance of Toronto’s most celebrated destinations—the CN Tower, Rogers Centre, Metro Convention Centre, CBC studios, Roy Thomson Hall, Harbourfront, and the Financial District. This proposal aims to make better use of a prominent transit-oriented downtown site, introducing new housing and retail while contributing to a more livable, vibrant, and active urban core.
