The design of 6609 Stanley Avenue, a 72-storey tower in the heart of Niagara Falls’ tourism district, aims to reflect the grandeur of the natural wonder it overlooks. The city, home to the legendary Falls, attracts thousands of visitors year-round and is home to many. The tower is designed to stand as a striking landmark in the fast-growing downtown core and is positioned to draw people to live and stay in the area. Located on the northwest corner of Stanley Avenue and Dunn Street, the tower makes inventive use of its corner lot by utilizing the existing abandoned structure on-site and adding over 730,000 square feet of highly anticipated residential, hotel, and retail space to the neighbourhood.

The three-storey, double-height podium features two mezzanine floors and houses both the residential and hotel lobbies. The lobbies are accessed through a grand, welcoming drop-off that faces Stanley Avenue. A multi-storey atrium connects the hotel lobby on the ground floor to the pre-function and foyer spaces above. Topped with a glass roof, the airy atrium acts as hotel circulation space and offers impressive views toward the tower above.

The podium connects to the bow-shaped tower, maximizing views of the American Falls and the extraordinary Horseshoe Falls. Within the dramatic crown of the tower is the Sky Garden—an extensively landscaped outdoor amenity space on the 57th floor that features a spectacular infinity pool overlooking the Falls. Above the Sky Garden, the Sky Link connects the two arms rising from the tower’s base, offering another exceptional opportunity for a unique event and gathering space with remarkable views. Cutaway corners that begin above the podium widen as they lead up the 69 tower floors to the crown, connected at the top by the Sky Bridge—a penthouse gallery and event space with unobstructed views of the city and the Falls below. The tower features over 9,000 square feet of indoor amenity space, as well as four restaurants, a nightclub, recreation room, hotel function and meeting spaces. Thirty-one thousand square feet of outdoor amenities with lush, landscaped terraces will be shared between the hotel and residential tenants of the building.

The mixed-use tower will feature 275 residential units from the 33rd to the 55th floor, ranging from studios to three-bedroom suites with an average unit size of 660 square feet. From floor 55 and upwards, the tower houses 456 hotel suites, including eight luxury executive suites on the 70th and 71st floors that offer panoramic views of the city and Falls. Three underground parking levels for residents of the building will be located in the existing structure. Additional parking for residential visitors and hotel guests will be located off-site, accessed through the laneway (Hydro R.O.W.) west of the site. A new surface parking lot and a four-storey parkade—flanked by Level Avenue, Dixon Street, and Cleveland Avenue—will provide visitors with the necessary parking space. This approach will separate hotel traffic from local residential traffic through the closure of parts of Dixon Street and Cleveland Avenue and the addition of a new road south of the parkade.

6609 Stanley Avenue will become an impressive focal point on the Niagara Falls skyline. The tower will rise as a beacon, seamlessly weaving itself into this landmark destination in Canada and setting the tone for future development in the city.
