88 Queen East

Taking advantage of its close proximity to the downtown core, 88 Queen East transforms a full-block parking lot into a vibrant, mixed-use community. Bordered by Mutual, Dalhousie, Shuter, and Queen Streets, the four-tower master plan infuses the neighbourhood with additional retail, commercial office space, purpose-built rentals, and market condominiums. Over half of the development is dedicated to the public realm with the addition of two communal outdoor spaces and retail-animated, brick-lined pedestrian walkways that weave throughout the site—fostering a sense of community within a cohesive campus.

Echoing the existing character and architecture of Queen Street, the three HPA-designed towers feature a consistent material palette with lively frontages to strengthen their connection to the neighbourhood. The development will provide a suitable transition between the densely built downtown core to the west and the low-rise residential neighbourhoods to the east.

Spanning a full city block, the project consists of four towers, including the HPA-designed 51-storey residential and office tower, as well as two purpose-built rental buildings of 27 and 28 storeys. The campus is connected by public spaces that occupy more than half of the site.

In addition to serving as flexible spaces for social interaction, the animated walkways offer spillover space for merchants and enhance the pedestrian thoroughfare across the block.

Containing over 550 purpose-built rental units, the project will offer more diverse and affordable housing in the city—contributing to the economic and social vitality of the urban core.

The 51-storey tower features deep vertical fins on the east and west elevations. Along the north and south façades, a lattice of white aluminium and fritted glass creates a ‘veil’ that articulates the boundary between the private and public realms.

The retail and office podium reflects the variation in heights and widths of existing buildings along Queen Street. A warm palette of bronze tones complements the brick underlay of the walkways and mid-block rental towers, while remaining distinct within the site.

88 Queen aims to become a new destination east of Toronto’s downtown core. The development introduces new residential, retail, and commercial opportunities while fostering community, connectivity, placemaking, and future growth.

The tallest tower, 51 storeys, was topped off at the beginning of February 2024.
