Bloor and Dundas Master Plan

Toronto, ON

The redevelopment of the 10-acre site at the corner of Bloor and Dundas Streets seeks to bring strategic commercial and residential density to Toronto’s west-end neighbourhood. Situated near Dundas West Subway Station, the development will integrate a significant new transit hub, West Toronto Station, that will foster connections with GO Trains, the UP Express, and major streetcar routes. Earmarked as the terminus of the Downtown Relief Line, the site presents the unique opportunity to create a neighbourhood that is connected and accessible from anywhere in the city. The proposed development will add three new streets—two running east–west and one north–south—through the site. A pedestrian promenade lined with retail will bring people into the heart of the development from the southeast corner of Bloor and Dundas, creating a lively and animated streetscape.

The mixed-use development will be sixty percent residential units and amenities and forty percent commercial space, contributing to a lively mix of work and play. Nine residential towers, containing a mix of condos and purpose-built rental units, are located on the northern and western edges of the site along Bloor and Dundas Streets.

With quick, convenient access to both the downtown core and Pearson Airport, the Bloor & Dundas development is poised to become an ideal place to live and work in the city.

The commercial component of the development will emulate a campus, spreading out horizontally to foster a well-connected, dynamic community. The seven and ten-storey commercial towers are positioned on the east side of the site along the rail corridor, offering exceptional views of downtown Toronto.

The podiums will serve as gateways to the urban community within the site, attracting pedestrians with extensive retail and public green spaces at grade.

A large network of parks, featuring winding pedestrian pathways, connects the site and enhances permeability from the surrounding neighbourhood. The development will include interactive amenities such as an outdoor stage, skate park, teaching garden, and cherry blossom bowl.

The existing high school at the northeast corner will be relocated to the southeast corner, integrating it more fully into the site and opening up the Bloor and Dundas intersection to create a more distinct and accessible entrance to the development.
