At the intersection of Yonge and College, a bold transformation of one of Toronto’s most iconic Art Deco landmarks is underway. The redevelopment of College Park seeks to fulfill a nearly century-old architectural vision and unlock its potential as a vibrant civic destination—one left incomplete due to the economic challenges of the 1920s.
The project will embrace the site’s storied past by realizing the unbuilt Yonge Street façade originally envisioned in 1928, renewing The Carlu as a cultural centerpiece, and preserving the arcade, facades, and historic interiors as integral elements of a reimagined podium animated by public life. Spanning a full block, the podium will include a full-service grocery store, 250-key hotel, daycare facilities, retail and dining venues, flexible office space, and over 100,000 square feet of indoor and outdoor amenities. Above, three elegant towers—two condominiums and one purpose-built rental—will add more than 2,000 residential units to the heart of downtown. An enhanced public realm offers new east-west routes connecting the College Street frontage to a TTC entrance and public park.
College Park is poised to become a model for mindful urban intensification, preserving the historic character of the site while revitalizing it with new housing, public amenities, and civic connections that respond to the city’s evolving needs.
