Founding Partner, David Pontarini authors the opening chapter of a new book entitled Density and Resiliency Across the Americas), published by the Council on Tall Buildings and Urban Habitat (CTBUH). Pontarini takes a deep dive into The Well—a transformative urban project that reimagines how density can support wellness, connectivity, and civic life. As cities across the Americas confront the pressures of growth and climate resilience, The Well offers a compelling model for integrated, human-centred intensification.
This is a case study in designing complete communities within a dense urban core. Located on a 7.7-acre site in downtown Toronto, The Well weaves together residential, commercial, and public spaces in equal measure. From a master plan by Hariri Pontarini Architects, The Well creates a precinct that prioritizes permeability, daylight, and year-round activation. The firm also designed the signature office tower which anchors The Well at a major downtown intersection. A sculptural glass canopy shelters the retail spine, creating a climate-responsive pedestrian experience that includes a network of promenades, pocket parks, and a linear green corridor that connects Victoria Memorial Park to Clarence Square.
Through this case study, Hariri Pontarini Architects advocates for a design ethos that sees density not as a constraint but as an opportunity to cultivate belonging, sustainability, and urban vitality. The chapter positions The Well as a benchmark for resilient city-building—one that reflects the firm’s commitment to architectural excellence, civic purpose, and the public good.
