Mississauga is in the process of transforming from a suburban area into an urban centre with a strong economic, civic, and cultural core. Designed for connected living, M City will create a neighbourhood of pedestrian-oriented residential, retail, and green spaces.
The M City development is an ambitious project, spanning five acres and over four million square feet, with two acres of green space and eight towers. The site is located in close proximity to Mississauga’s civic and economic centre, transit, and Square One, and is integrated into its surroundings through a connection to the Mary Fix multi-use trail. Its scale and distinctive, connected design will help shape the future of Mississauga and the way people live.
With other phases underway, the three towers—M6, M7, and M8—will serve as the final stroke, completing the overall vision for the development. Our design aims to capture the playfulness of the shifting geometry featured in earlier phases while introducing a unique sense of understated refinement. The interchanging balconies at each level create a sense of lighthearted movement, while the softening of hard corners lends a more subtle, sculptural geometry.
Each tower meets the sky with a crown featuring gently rounded edges and an irregular silhouette that complements its quiet elegance. At grade, the towers come down to meet the street, breaking up the massing of the podium and highlighting the entrances. Podium heights have been designed to align with those of the Grand Park Towers to the west, creating visual cohesion at street level. The heights step down intentionally from M3—the tallest tower and the centrepiece of M City.
