M-City Block 2 & 3

Mississauga is in the process of transforming from a suburban area into an urban centre with a strong economic, civic, and cultural core. Designed for connected living, M City will create a neighbourhood of pedestrian-oriented residential, retail, and green spaces.

The M City development is an ambitious project, spanning five acres and over four million square feet, with two acres of green space and eight towers. The site is located in close proximity to Mississauga’s civic and economic centre, transit, and Square One, and is integrated into its surroundings through a connection to the Mary Fix multi-use trail. Its scale and distinctive, connected design will help shape the future of Mississauga and the way people live.

With other phases underway, the three towers—M6, M7, and M8—will serve as the final stroke, completing the overall vision for the development. Our design aims to capture the playfulness of the shifting geometry featured in earlier phases while introducing a unique sense of understated refinement. The interchanging balconies at each level create a sense of light-hearted movement, while the softening of hard corners lends a more subtle, sculptural geometry.

Each tower meets the sky with a crown featuring gently rounded edges and an irregular silhouette that complements its quiet elegance. At grade, the towers come down to meet the street, breaking up the massing of the podium and highlighting the entrances. Podium heights have been designed to align with those of the Grand Park Towers to the west, creating visual cohesion at street level. The heights step down intentionally from M3—the tallest tower and the centrepiece of M City.

Block 2 features a single, 55-storey tower—M6—fronting onto Burnhamthorpe Road, a major thoroughfare and gateway to the city centre. Extensive retail at grade will animate the streetscape with patios and terraces that draw from the energy of the city. Wrapping around the corner of the building, the residential lobby—with its prominent canopy—welcomes residents from Burnhamthorpe and Redmond Road.

On Vancouver Street, the tower is set back from the centre of the block, buffered by generous landscaped green space, two-storey townhomes, and a potential daycare, all of which contribute to an engaging public realm. Indoor and outdoor amenity spaces are provided on levels 4 and 5.

Block 3 features two residential towers: M7, a 50-storey building fronting onto Redmond Road, and M8, a 45-storey tower fronting onto Webb Drive. Separate residential entrances and lobbies distinguish the two buildings, which share a podium and amenities located on levels 5 and 6. Similar to M6, both towers are buffered from the pedestrian realm by generous green space at the centre of the block and two-storey townhomes.
