Yonge and Roselawn - 2400 Yonge

2400–2444 Yonge Street is a unique development that seamlessly integrates modern residential living, emphasizing heritage preservation, urban connectivity, and sustainability. The project consists of two distinct, purpose-built residential buildings reaching 30 and 25 storeys, located within close proximity to public transit. The towers share a singular podium with distinct and dedicated lobbies and entrances. The heritage frontage along Yonge Street has been preserved, serving as a nod to the neighbourhood's historical significance.

Ground-level retail spaces boast a scissored façade design that serves to break up the massing and gives each storefront a unique presence that harmonizes with the existing fine-grained retail along Yonge Street. An entrance through the heritage façade leads to a retail court, where an escalator provides access to the second-floor retail. The second-floor retail area features expansive glazing, green terraces, and the possibility of incorporating a restaurant with outdoor dining space. A small, boutique grocery store is envisioned as a key tenant, adding to the convenience and appeal of the development.

To ensure seamless integration into the existing urban fabric, the project pushes the massing back from the property line on the southern edge. This creates a landscaped, mid-block connection, allowing pedestrian flow from Yonge to Montgomery Streets. The terraced massing steps down from Yonge Street to meet the scale of the residential neighbourhood behind.

Sustainability is a driving factor of the design, certified Zero Carbon and targeting LEED Gold. Additionally, the project is committed to Tier 2 of the Toronto Green Standard V3. A thorough enclosure analysis was completed that minimizes thermal bridging, reduces the heating and cooling requirements and maximizes interior comfort. A geothermal well below the structure will result in a low-carbon operating building.

This commitment to sustainability underscores the project's alignment with the city's carbon emissions reduction targets, making it a symbol of responsible urban development in Toronto.

Per city guidelines, the taller of the two towers is strategically positioned on the site's southern edge. The selection of materials is a critical aspect of the project's design. Pre-cast brick is used for the towers, creating a visual link with the existing neighbourhood palette, while limestone brick articulates the retail frontages, offering an elegant and complementary contrast.
